Our fee for acting for you includes guiding your through purchase a property. We will review the legal paperwork on your behalf and provide you with professional advice. Our legal fee varies depending on the value of the property your purchasing:
Fees From
Should you require completion to take place less than 5 working days of exchange we reserve the right to charge £200 plus VAT for the additional work (this includes chasing your lender for mortgage funds and seller’s solicitor for completion statement and more).
If you are purchasing a leasehold property a service charge retention might be held by the seller’s solicitor. We will charge a fee of £75 plus VAT (£15) for obtain the retention after completion
Should your mortgage lender use LMS Conveyancer Zone there will be a charge of £75 plus VAT (£15)
During your purchase, if there are factors which may increase the fee above, we will inform you before carrying out the work. Factors that may increase our fee include: unregistered land, defective title, lack of planning or building regulations, liaising with additional management companies, lease extension, deed of variations, transfer of equity, declaration of trust, shared ownership leases.

*Local Authority search fee
The search fee is payable to the local authority, we estimate the cost to be £100-200. However, you can obtain the amount directly by visiting the local authority’s website.
**Stamp Duty Land Tax
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s.
***Land Registry fees
This fee is payable to Land Registry on completion, in order to register your ownership of the property. The fee is dependent on the purchase price and whether this is the first registration of your property.

How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-10 weeks.
It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 6-8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 12-16 weeks. In such, a situation additional charges would apply.

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below is a short explanation:
Our fees in assisting on a remortgage from £850 plus VAT (£160) this includes acting on the behalf of your lender. If you are to redeem an existing charge, an additional fee of £100 + VAT will be incurred plus bank transfer fees
