Conveyancing fees

Our team has over 40 years of collective experience in delivering high quality work in all matters relating to conveyancing. The team has expertise in residential and commercial properties. We have five qualified solicitors and a trainee solicitor, who may work on your matter. Regardless of who works on your matter, they will be supervised by Imran Sher, Partner and Head of Conveyancing.

Residential purchase

Our fee for acting for you includes guiding your through purchase a property. We will review the legal paperwork on your behalf and provide you with professional advice. Our legal fee varies depending on the value of the property your purchasing:

Fees From

  • Up to £300,000: from £995 plus VAT (£199)
  • £300,001 – £500,000: from £1,450 plus VAT (£290)
  • £500,001 – £750,000: from £1,750 plus VAT (£350)
  • £750,001 – £950,000: from £1,950 plus VAT (£390)
  • £950,000 + : from fees upon request

Should you require completion to take place less than 5 working days of exchange we reserve the right to charge £200 plus VAT for the additional work (this includes chasing your lender for mortgage funds and seller’s solicitor for completion statement and more).

If you are purchasing a leasehold property a service charge retention might be held by the seller’s solicitor. We will charge a fee of £75 plus VAT (£15) for obtain the retention after completion

Should your mortgage lender use LMS Conveyancer Zone there will be a charge of £75 plus VAT (£15)

During your purchase, if there are factors which may increase the fee above, we will inform you before carrying out the work. Factors that may increase our fee include: unregistered land, defective title, lack of planning or building regulations, liaising with additional management companies, lease extension, deed of variations, transfer of equity, declaration of trust, shared ownership leases.

  • Our fee processing bank transfer fee: £20
  • Our fee for completing the stamp duty return: £75
  • VAT on all charges above: £39

Other payments which might be necessary:

  • If you are purchasing a leasehold property a service charge retention might be held by the seller’s solicitor. We will charge a fee of £50 plus VAT (£10) for obtain the retention after completion
  • Obtaining a Help to Buy ISA bonus, we will charge £50 plus VAT (£10) for obtaining the bonus on your behalf.
  • Should your mortgage lender use LMS Conveyancer Zone there will be a charge of £50 plus VAT (£10)
  • If you are purchasing a leasehold property, often a Notice of Transfer and Charge will need to be sent to the Landlord’s solicitor. We estimate the Landlord’s solicitor will charge £200 plus VAT (£40).
  • If you are purchasing a leasehold property, the landlord’s solicitor may charge £100 plus VAT (£20) for providing a certificate of compliance.

*Local Authority search fee

The search fee is payable to the local authority, we estimate the cost to be £100-200. However, you can obtain the amount directly by visiting the local authority’s website.

**Stamp Duty Land Tax

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s.

***Land Registry fees

This fee is payable to Land Registry on completion, in order to register your ownership of the property. The fee is dependent on the purchase price and whether this is the first registration of your property.

The Land Registry Fees below are based on purchase price:

  • Up to £80,000: £20 or £45 for first registration
  • £80,001-£100,000: £40 or £95 for first registration
  • £100,001-£200,000: £100 or £230 for first registration
  • £200,001-£500,000: £150 or £330 for first registration
  • £500,001-£1,000,000: £295 or £655 for first registration

How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-10 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 6-8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 12-16 weeks. In such, a situation additional charges would apply.

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below is a short explanation:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

Residential Remortgage

Our fees in assisting on a remortgage from £850 plus VAT (£160) this includes acting on the behalf of your lender. If you are to redeem an existing charge, an additional fee of £100 + VAT will be incurred plus bank transfer fees
